# Parking lot striping in Houston
Parking lot striping in Houston lays out and paints the spaces, drive aisles, accessible parking, arrows and curb markings that make a lot work. Restriping after a repair or sealcoat is also the time to check the layout against the accessibility standards Texas applies to parking, so the new lines do more than repeat the old ones.

## What striping includes
At [Surefoot Houston Driveway Repair](https://surefoothoustondrivewayrepair.com/), we offer and manage parking lot striping and restriping for commercial, office, retail, church and multifamily properties. The work covers parking stall lines, accessible spaces with their access aisles and symbols, directional arrows, stop bars, crosswalks to building entrances, loading and no-parking zones, and curb painting where the property uses it.

Striping is most often paired with other work. A freshly sealcoated or overlaid lot has no markings at all, and patches erase lines in the areas they replace. Our [parking lot repair service](https://surefoothoustondrivewayrepair.com/parking-lot-repair/) covers the pavement work that usually comes first, and the striping follows once the surface is ready to hold paint.

## Start with the layout, not the old lines
Repainting faded lines exactly where they were is the simplest job, and it suits a lot whose layout still works. Many lots have changed since they were first striped: a tenant now needs loading space, a dumpster moved, an entrance was added, or the accessible spaces no longer sit closest to the door. Restriping over a fresh sealcoat gives a clean slate to correct those problems.

Where a site plan approved by the city or a property's lease sets the number of spaces, a new layout should not quietly reduce that count. We review the existing count and any site plan the owner has before proposing changes, and we mark the layout on the pavement for approval before paint goes down.

## Accessible parking under Texas standards
Texas applies its own accessibility standards to parking, administered by the Texas Department of Licensing and Regulation. The [Texas Accessibility Standards for parking spaces](https://www.tdlr.texas.gov/ab/2012abtas5.htm) set car spaces at 96 inches wide minimum and van spaces at 132 inches wide minimum, with a van space allowed at 96 inches when its access aisle is at least 96 inches wide. Access aisles must be at least 60 inches wide and marked so as to discourage parking in them.

Those dimensions are only part of compliance. The accessible spaces need to connect to an accessible route to the entrance, and signs, slopes and curb ramps matter as well. Restriping can correct the painted elements; it cannot fix a slope that is too steep or a missing curb ramp, which need pavement or concrete work. We point out where the painted layout depends on those physical features rather than promising that new paint makes a lot compliant.

## Paint, surface and timing
Most parking lot striping uses traffic paint applied by a striping machine, with stencils for symbols, arrows and lettering. Durable thermoplastic markings are an option for high-wear areas such as crosswalks and stop bars. Paint needs a clean, dry surface to bond. New sealcoat has to cure before it is striped, and fresh asphalt needs time before paint is applied.

Houston's rain and heat affect scheduling. The National Weather Service lists June as the wettest month at Bush Intercontinental, with a [normal of 6.00 inches](https://www.weather.gov/hgx/climate_iah_normals_summary), and paint applied before a storm or on a damp surface can wash or peel. We schedule around the forecast and plan the work so sections reopen once the lines have dried. Our [weather and repair timing guide](https://surefoothoustondrivewayrepair.com/guide/weather-and-driveway-repair/) explains how conditions affect paving work in general.

## Fire lanes, loading zones and curbs
Fire lanes, no-parking zones and loading areas carry their own markings. Where a fire lane has been designated for the property, its marking and signage follow the requirements of the authority that designated it. We confirm what has been designated rather than adding or removing fire lane markings on our own judgment.

Curb painting, wheel stops and directional arrows help traffic move predictably, especially in lots with one-way aisles or drive-through lanes. Arrows and stop bars at the exits reduce conflicts where vehicles meet the street. Work that changes the entrance itself belongs to the road authority's review, covered on our [curb cut page](https://surefoothoustondrivewayrepair.com/driveway-curb-cut/).

## Keep the lot working during striping
Striping is usually quick compared with paving, but wet paint still closes the areas being marked. Lots that serve daytime businesses are often striped at night or early on weekends, in sections, so part of the lot always stays open. Apartment communities need advance notice so vehicles are moved from the sections being painted. Our [commercial access planning guide](https://surefoothoustondrivewayrepair.com/guide/commercial-driveway-access-planning/) covers notice, signage and phasing.

## What changes the price of striping
Striping is priced by the quantity of markings: the number of stalls, the linear feet of lines and curbs, and the count of symbols, arrows and stencils. Layout changes take longer than repainting existing lines, because the old pattern may need to be removed or covered and the new one measured out. Night work, sectioned scheduling, thermoplastic markings and blacking out old lines add to the cost.

Restriping combined with sealcoating or repair is often more efficient than scheduling each separately. Compare proposals with our [quote comparison guide](https://surefoothoustondrivewayrepair.com/guide/compare-driveway-repair-quotes/), and check that each one states the layout, the accessible spaces and the marking material.

## Useful information before the assessment
A site plan or aerial photo, the current number of spaces and accessible spaces, any tenant or lease requirements and the hours the lot can close help us plan. Photographs of faded areas and problem spots, such as confusing entrances, are useful too. If the pavement itself is cracked or worn, the [patching versus overlay guide](https://surefoothoustondrivewayrepair.com/guide/asphalt-patching-vs-overlay/) explains what should happen before new lines go down.

## Questions about parking lot striping

### How soon can a parking lot be striped after sealcoating?
The sealcoat needs to cure before paint is applied, which depends on the product, temperature and humidity. Striping too early can lift or discolor the lines. The proposal should set the sequence and the expected time between sealing, striping and reopening each section.

### How wide does an accessible parking space need to be in Texas?
Under the Texas Accessibility Standards, a car space is at least 96 inches wide and a van space at least 132 inches wide, or 96 inches with a 96 inch access aisle. Access aisles are at least 60 inches wide and marked to discourage parking. Signs and an accessible route are also required.

### Can you change my parking lot layout while restriping?
Yes, when the change fits the lot's use and any approved space count. Common changes include moving accessible spaces closer to the entrance, adding loading areas or making aisles one-way. We lay the new pattern out for approval before painting so the change is clear before it becomes permanent.

### Does restriping make an old parking lot compliant with accessibility rules?
Restriping can correct painted elements such as space widths, aisles and symbols. Compliance also depends on slopes, curb ramps, signs and the route to the entrance, which paint cannot fix. We identify where those physical features need separate work.

### Is thermoplastic worth it for parking lot markings?
Thermoplastic lasts longer under heavy wear and is often used for crosswalks, stop bars and arrows. It costs more than traffic paint and is applied with heat. Many lots use paint for stall lines and thermoplastic only where traffic wears markings fastest.
